A Beautiful 15th Century Manoir In A Central Village Location

The Manoir is located in the centre of the thriving village of Gennes , a significant historical and tourist centre for the Loire Valley. The Loire Valley is well known for its historical chateaus ,beautiful scenery, vineyards and outdoor activities. The village is well served by banks patisseries hairdressers and supermarkets and is the main hub for the many smaller villages in the area. The major towns of Saumur and Angers are within half an hour driving time.

The manoir is of 15thcentury origin probably on a Gallo-Romain site adjacent to the local amphitheatre and nymphaeum and is the most important medieval house in the village. However, the house has been sympathetically modernised throughout with modern kitchens and other rooms.


The house is located within 2 hectares ( approximately 8 acres ) of grounds with mainly fruit and walnut trees and grass. The Maison D’Amis is a separate 2 bedroomed cottage which could be used as an annex . The house has two main barns and a series of stables which are useful as storage for garden equipment and machinery within about an acre of lawn and gardens.


The house is built of local limestone and slate with substantial walls of over a metre in thickness making it cool in the summer and warm in the winter. The new oil fired boiler fitted in 2018 provides heating for the ground-floor and first floor while electrical radiators were installed on the second floor in 2015 . The manoir is connected to the local water system but a well in the back garden also provides water for the garden if necessary.


A trap-door in the kitchen floor leads to steps and a 30 metre medieval vaulted cellar which retains a constant temperature of 14 degrees centigrade and therefore is an ideal wine cellar . There is also a tunnel of 350 meters length which leads to the cellar of the adjacent medieval house which was an escape route during the 100 years war.


The dining room is approximately 7.1 meters by 4.1 metres and has a height in excess of 4 metres. There is also a very large working fireplace and terracotta tiled floor and a door directly into the courtyard.

The dining room leads into the main living room which is 4.8 metres by 7.1 metres and also has a ceiling height in excess of 4 metres .There is a working fireplace and two bay windows with feature stone seating.

All the ground-floor rooms have interior shutters made of oak. There is also a separate library leading off the living room which is approximately 3 by 4 metres in size.

Wood for the fires is provided by the numerous trees in the garden . The living room is adjacent to a newly installed shower room, wash room, toilet and utility cupboard.

The modern kitchen breakfast room leads out to the large terrace through glass doors and has several windows which overlook the terrace and gardens . At one end of the kitchen , a 15thcentury feature oven provides character to the room . The cellar steps can be viewed through a glass floor in the otherwise terracotta floor.

The various cupboards are encased in the local stone with ardoise or local slate surfaces .In the breakfast room area , there is space for the washing machine and tumble dryer as well as the boiler which is encased in a painted oak panelling.

The kitchen area is similarly provided with cupboards encased in stone and  ardoise surfaces with a modern Godin cooker.

The first and second floors are reached by a spiral wooden staircase which is located in the main tower of the house.

Between the ground-floor and the first floor, a sixth bedroom is located which is generally called the children’s bedroom or frequently the sports room due to the low beams in the room.

There is a bathroom located at the entrance to the first floor with toilet bath and a double vanity unit. Each of the three floors has its own hot water tank.

A living room is located in the middle of the first floor with windows looking out onto the courtyard and back gardens. A significant fireplace is the central feature of the room but is not used as a working fireplace.

The first floor living room is 7 metres by 4.8 metres in width with a ceiling height in excess of 4 metres .The flooring on the first floor and second floor are the original 15thcentury terracotta tiles .Bedrooms 4 and 5 are located off the main living room.

Bedroom 4 is the main bedroom and is 7.1 by 4.1 metres and 4 metre high ceilings. There is a bay window with sets which overlooks Gennes and the gardens.

Bedroom 5 is a smaller bedroom 3 metres by 4 metres overlooking the terrace and garden.

The second floor has been recently renovated to provide an additional 3 bedrooms and a shower room and toilet.

Bedroom 1 is the main bedroom on the second floor and is 7 metres by 4.8 metres with an additional  bay window overlooking Gennes and the garden.

Bedroom 2 is approximately 4.2 metres by 3.40 metres with a bay window overlooking the garden and feature enclosed beams.

Bedroom 3 is approximately 4.0 by 4.2 metres with a beamed ceiling and walls and two bay windows overlooking the garden.

The Maison D’Amis is adjacent to the main house and rarely used by the current owners but was previously used as a granny annex. The cottage has a kitchen breakfast room ,shower room and toilet and living room. Upstairs there are two bedrooms.

Electricity and mains water are installed as well as a new gas boiler.

The terrace has recently been extended and provides an excellent area for entertainment and outside meals for all the family making full use of the sun from sunrise to sunset.
