Home & Income Opportunity, 2 Perigordian Stone Barns, Montignac, Dordogne

Location - Valojoulx.

This property will surprise you and needs to be seen to be appreciated! It comprises of two traditional Perigordian stone built barns one of which has been converted to an economic home which is ideal for your permanent home or holiday residence.  The ground floor is open plan and comprises of the kitchen, dining area and lounge area with an adjacent utility and shower room.

Upstairs is the main bedroom with ensuite, and office/spare bedroom and plenty of storage space.

Heating is by way of programmable electric heaters and a woodburner could easily be fitted if required.  The internet speed is good and as a bonus, the property is on mains drainage so no fosse septique (septic tank) to worry about – apart from the costly emptying, the regulations frequently change which can be an expensive nightmare!

The second, larger barn has 3 separate units on the ground floor, currently used by the present owners as office/storage/spare bedroom, a workshop section with access to the first floor and a further section which could be converted to a garage or indoor gym/pool. Upstairs is a large open area from which can be seen the excellent state of the roof.   A Certificat d’Urbanism (equivalent of planning permission) has recently been granted for the conversion into two dwellings which could make an ideal ‘granny’ or teenager’s independent accommodation or holiday rentals. Other alternatives would be to convert the large barn to your requirements and let the smaller barn – or it would make an ideal business place with plenty of working/storage space.  It is a very versatile property with lots of potential.

Set in a small, rural hamlet which is a delightful place to live with friendly neighbours, the village of Thonac is close by – ideal to quickly buy a baguette or newspaper whilst the lively market town of Montignac-sur-Vezere is only 5 kilometres away.  It’s a scenic drive or cycle along the Vezere River to reach the town which has all the facilities you and your visitors are likely to need – post office, shops, supermarkets, garages, library, cinema, swimming pool, sports courts, canoe hire.  Market days are Wednesday and Saturday and it’s a town that stays lively even in the winter months.  Plus it’s only about 90 minutes from Limoges or Bergerac airports or for a more limited (but useful!) service, Brive/Dordogne Valley airport is only about 45 minutes away.  Brive also has a mainline train station for fast north and south access – great for weekend visits to Paris!

Another significant factor – the property is zoned ‘blue’ as far as flooding is concerned (recently revised, there are now only two categories – the ‘safe’ blue zone or red which is liable to flood).

Perigord is the ‘land of the thousand chateaux – and the nearest is Chateau de Losse which towers over the Vezere River which flows tranquilly beneath the rocky outcrop on which it sits.  The whole of the Vezere Valley is a UNESCO World Heritage site and the ‘jewel in the crown’ is the world famous Lascaux painted caves with scenes of enormous bulls, cows, aurochsen and ‘the falling horse’ – what a masterpiece that is. There is also nearby the newly opened facsimile, Lascaux 4, which can be visited as well as the original facsimile known as Lascaux 2.  The site is near enough to be of great benefit if you are thinking of a holiday rental business, but far enough away (10 minutes) to not cause any disruption, noise or inconvenience.  There are numerous other cave sites to explore too.

Early viewing is recommended to appreciate the full potential of this delightful, versatile property.
