French property in Pays-de-La-Loire 3/4 bedroom, 3 bathroom main house

* 2/3 bedroom, 2 bathroom second house

* Quiet rural setting

* Excellent access to local amenities

* Quality finish

As an agent I often say to clients that: we don't 'sell' houses, we offer a 'lifestyle' :. this is a true example of what I mean.

Attractively finished this charming family home with on-site guest lodge/gite offers a taste of true French life in the Loire valley with the possibility of paying guests. The quiet location is ideal for those long summer evenings on the terrace and the proximity to a choice of market towns permits that weekly trip to the market to stock up on fresh produce (unless of course you're growing them yourselves on site). With a choice of schools and colleges nearby (with university cities slightly further afield) this is an ideal family home for those wishing to 'start anew' in France, offering quality of life to all concerned without the unknown aspects of restoring from scratch that derelict farmhouse.

The main home, a longere style building has an inviting open plan fitted kitchen and large dining area with doors leading to the good sized family lounge with wood burner and 'french doors' overlooking the courtyard. A very practical downstairs bedroom with private shower room completes this end of the longere with a further bedroom and another bathroom at the other end along with a sizeable study (could also be converted in another bedroom if needed). Upstairs the master suite is approximately 48m2 and features exposed beams and great views, it has a large private shower room with dressing area.

Across the courtyard we discover the guest lodge, a converted former barn now offering luxury accommodation with lounge and separate dining room and a large family kitchen on the ground floor along with a study that could also be used as additional sleeping space if needed. Upstairs are two good sized bedrooms each one having its own private shower room.

The plot of nearly 1 acre is surrounded by paddock (currently rented to the owner and possibly available to the new owners) allowing the space for a horse or two. To one side of the plot there's a sizeable hanger with parking and storage facilities. The central courtyard area offers shaded terrace/dining areas and parking and formal lawn with mature trees. There's also an old chicken/goat house that could possibly be converted if more space was needed.

A great setting between the popular market towns of La Fleche and Bauge with excellent access to local amenities as well as a short drive to Le Mans or Angers and the rest of the Loire Valley.

French property in Pays-de-La-Loire 16c Manoir
* Reception hall (100 seated)
* Gites, studios, B&B, etc. etc.
* 4 hectares
* Excellent location
* Existing well established profitable business

Many moons ago at the big shows we attended we used to get lots of questions about running a B&B + Gite business in the Loire Valley, the answers and our advice were always similar: to choose an area where clients will wish to come and stay with plenty to see and do and provide them with an environment that they will wish to return to, thus reducing your marketing budget and maximising your profit. Here we have an example of how to 'do it right' - an excellent location offering peace and quiet yet retaining superb access to local amenities along with all the trappings of the Loire valley as well as beautifully finished spacious combination of buildings offering various permutations for rental. The current owners have expanded on an existing business and today have an annual turnover in excess of 200,000E - proof indeed that they've got it right and if that wasn't enough they get to live on site in a splendid 16th century manor.

The owner's 3 bedroom home/manoir today offers a mix of old and new styles providing ample space for a family and with scope to create further rooms in the large attic if needed. The outbuildings are used to provide a rental income and are divided into:

* Former chapel with large lounge/salon on the ground floor with corner kitchen and two bedrooms with en-suite upstairs.
* Former stables with a studio apartment, store-room, large office and conservatory, laundry room.
* A gite with three bedrooms (all with en-suite) including one with its own separate entrance, twin kitchens and a dining room/lounge.
* Reception hall with two large rooms (can be divided for seminars) with seating for 100 people and a semi-professional kitchen, wc's and handicapped bedroom. Upstairs are a further 8 bedrooms and 6 shower rooms.

The property has an attractive entrance courtyard with 2 separate parking areas, garden and orchard area and is surrounded by its own land (grass) the total plot measures approximately 4 hectares. To the rear of the manoir is a private plunge pool and owner's terrace area. To the rear of the outbuildings is a private garden area with various troglodyte caves.

The property can be, and has been, rented out whole (excluding the Manoir) for seminars, weddings, etc. or separately as gites and/or the rooms individually as a chambre d'hotes/B&B - this versatility has proved most effective and the impressive annual turnover is testament to this. Ideally suited to someone with a flare for cooking or if not there are various possibilities for arrangements with local restaurants to provide food on-site for your guests.

Viewing is highly recommended.

French property in Pays-de-La-Loire 15c manor house and outbuildings
* 3 hectares and another 47 hectares available
* Period home steeped in history
* Maintained but not modernised

This characterful manor has been in the same historic family since 1853 - throughout the generations it has been maintained but not overly modernised and today offers a 5 bedrooms main house (with possibility for more), various large outbuildings and a converted fermette. The formal gardens are designed and sculptured with box hedges and walkways, there's a wild flower garden and entrance alley and if that wasn't enough there another adjoining 47 hectares of mainly woodland available to purchase.

The high ceilings and marble fireplaces throughout give an instant indication that this home was residence to noble families and all its charm is there waiting for the new owners. The entrance hall is quarry tiled and leads to a washroom at the end with a door within hiding an underground passage. The former kitchen is now the dining hall and the kitchen has now been relocated in the tower room offering direct access to the terrace in front. The lounge is well proportioned and leads to a reading room and study. There's access from the interior to an integral garage with stabling behind. The stone stairs lead to the upper floors. The 1st floor has 5 double bedrooms and 2 bathrooms and wc. The attic space 'complete with priest hole' is ripe for conversion.

Outside are numerous large outbuildings (in need of restoring) and a renovated farm house offering lounge (40m2), diner/kitchen (40m2) , bedroom (10m2) and bathroom with attic space available. The property is offered for sale with approx 3 hectares included and the option for an adjoining additional 47 hectares of mainly woodland at extra cost.

Excellent access to the market towns of Bauge and La Fleche this family home would make a great B&B + gites project with peace and quiet assured.

French property in Pays-de-La-Loire 3/4 bedroom home
* Recent renovation
* Garden, courtyard, paddock, etc.
* Quiet location
* Rural views

Located near the end of a no-through road with lovely views over the surrounding fields and direct access to peaceful country walks this family home is an ideal retreat, somewhere you can relax and unwind enjoying the fine weather and laid back life the Loire Valley has to offer. A short cycle into the local village for the morning croissants and fresh bread and a little further to a choice of popular market towns and for those more sport orientated a nearby riding school and local lake offers you the chance of high-speed thrills on horseback or jetskis - a great location with something on offer for all ages and interests.

Recently renovated by the current owners this home offers large open communal areas (kitchen, diner and lounge) all profiting from the natural light the large south facing windows provide. The vaulted dining hall has direct access to the fitted kitchen and sun terrace outside. The lounge with its wood-burner makes for a comfortable snug in the winter months as well as a great addition to the volume of the dining area. The shower room with 'boat deck' flooring is spacious and well presented and the wc is separate. Currently used as a downstairs bedroom with sink, curtained 'dressing area' and wood-burner the 'end-room' could easily be used as another lounge/temporary bed space depending upon the new owners requirements. Above the lounge overlooking the dining hall is a mezzanine area used as the master bedroom - behind this space is an attic which could be converted into thus freeing up the mezzanine as a study area and placing the master bedroom and an en-suite in a more private location. Via a second staircase there are two further bedrooms and wc.

The Eastern end of the building has a good sized wine cellar with attic above. The courtyard is graveled and along with sizeable decking area is low maintenance. There is space for the veggie patch as well as an existing lawn area. To the rear of the house is a large private parking area with adjoining paddock. The property is not overlooked and is a quiet edge of hamlet location. The surrounding views are over rural fields (crops when I visited and just bailed for hay/straw).

An ideal holiday home retreat in a super location and great base from which to explore this popular part of the Loire Valley. Around 45 mins to Tours or Le Mans and about 30 mins into Vendome (all three provide a direct TGV link to Paris).

French property in Pays-de-La-Loire Zone Loisir constructible' - very rare
* 10 hectare plot including woodland and park
* Excellent access to amenities
* Quiet private setting
* Many original features

This period home and park as well as being used by the Nobles and their entourage from its construction in the early 1800s has also been used as a 'boutique hotel' and more recently as an amusement park. The rides are no longer present but the restaurant (including professional kitchen equipment) and terrace is and extremely rare the site is classed as 'Zone Loisir Constructible' which in short means that projects such as chalets, etc. should be granted. So if your dream is to live in a chateau and earn an income at the same time from it then the possibilities here are endless.

High ceiling rooms throughout with many original features: hand painted ornamental beams, large fireplaces, ornate carvings and plaster moulds, large entrance hall with sweeping stairs to the mezzanine with hand painted frieze and views over the entrance drive give an instant impression of noble life as was in France. Formal dining hall, library and sitting rooms amongst others on the ground floor.

6 bedrooms with almost as many bathrooms on the 1st floor and the possibility for the same again in the attic (previous servants quarters). There's also the sizeable and functional basement running the whole surface area below the chateau with plenty of storerooms and workshops.

Outside the former stables are ripe for conversion and then we have certain structures left over from its previous life as an amusement park. A large restaurant, professionally equipped kitchen and terrace area is in excellent condition and ideal for seminars, weddings, etc. The fire-water basin was installed with a view to later becoming a pool (sand floor to be removed to provide depth needed for example). With various water and electricity points situated throughout the park and several 'ticket cabins' this estate could lend itself easily to a number of projects and with that ever so rare status achieving permission should not pose a problem.

Around 20 mins to Angers and a short drive to a main market town, nearby international airport, golf course and excellent access to the popular tourist destination within the Loire valley this is ideally placed for business or pleasure. A viewing is highly recommended.

Commissioned and constructed roughly 30 years ago this family home enjoys super views over the valley and back towards the local market town of La Fleche. Today in need of a sympathetic make-over (unless French 1980/90s is your style) this spacious home lends itself ideally to a family residence with guests (paying or otherwise) and with plenty of space around the house, tennis court and pond it's an ideal retreat and base from which to explore this popular area of France.

French property in Pays-de-la-Loire 15c Property
* Completely and sympathetically restored
* Features galore
* Easy access to local amenities
* Manageable sized plot

Owned since the late 1990s the current owners have completed a thorough task of renovating this property within the rules and regulations that govern Monument Historique listed (2nd class - outside) buildings. Their love for this home combined with their artistic aptitude caused the artisans working on the project to have more than one stressful period but the end result is above and beyond what is usually achieved. Their attention to detail combined with the reproduction of certain elements, based upon the original, shows through and what we have today is not only true to what was there 600 years ago but also combines the added functionality of modern improvements such as underfloor heating. The external facades, gargoyles, pitch of the roof and materials were all chosen to be in keeping with the original building and today you can see where the former tower, fireplaces and openings of old once were as this property changed shape and style throughout the centuries.

This home now offers a large front to back triple aspect lounge with quarry tiled floor, large tuffeau fireplace, traditional cross framed windows and direct access to the covered outdoor dining area. The open plan kitchen and dining room with again those charming quarry tiled floors and exposed beams has also a working wood burner in the fireplace as well as the underfloor heating. the downstairs wc and wet room (shower) are next to a practical utility room which leads on to a vaulted study (this has been used as a downstairs bedroom and could be self-contained accommodation if required as it has it's own front door).

The staircase is part stone and part wood and winds gently to the 1st floor offering access to either the master bedroom (triple aspect), a shower room with wc or what is currently used as the entertainment room (piano and projector) but could easily be another large bedroom with the possibility of adding an en-suite if required.

The 2nd floor proudly shows its 15c origins with the exposed beams in the bedrooms leading the eye right up to the high pitch. Here the en-suite shower room and wc is neatly arranged so as not to intrude on the bedroom space. The second bedroom on this floor renovated and restored in the same style has it's own en-suite bath and wc facilities.

This house has new electricity, drainage etc. and very good energy classifications and despite its 240m2 of living space is not expensive to heat and live in (a testament to the builders of old perhaps).

Outside we have a large garage (currently used as an art studio but could again possibly be self-contained accommodation if required), private parking area, a formal garden, al-fresco covered dining area and views of the woodland behind.

A short distance from local amenities and schools etc. makes this attractive home of interest to couples and families alike with the obvious possibility for paying guests if required. Saumur and the Loire Valley is around 30mins away and Tours and Angers a little further. A viewing is highly recommended.

French property in Pays-de-La-Loire Idyllic rural setting

The current owner has done a lovely job of converting this former fermette and adding a sympathetic extension which includes a floor to roof picture window so that you can enjoy in full the super views this location offers. The original part of the fermette has been tastefully restored, improved and extended today offering a large lounge with open bar and fitted kitchen, the feature fireplace with original bread oven is in full working order and even has the original 'vegetable stove' next to it. The beamed ceiling is higher than most of the fermettes (a sign that the person who built it in the day had sufficient funds to heat the increased volume), off from this room there's a downstairs wc/laundry room and separate 2nd kitchen area. From the lounge a door leads directly to what used to be the 'through barn', this room is used for sheltered summer dining etc. is ripe for conversion into a number of uses and with its high cathedral vaulted ceiling there's plenty of scope. The former stable (now tiled and heated) is used as a guest bedroom with it's own outside access. Above the 'stable' is a charming double bedroom with adjoining child's bedroom, wc and bathroom. Across the raised walkway takes you to the 'loft-room', fully converted this 60m2 room serves as bedroom, lounge, games room and anything else you can think of, double aspect it links directly to the mezzanine and bathroom area. The mezzanine provides a comfortable seating area with those great views through the picture window. Lastly on this floor we have the master bedroom with his and hers walk-in wardrobes.

Below the mezzanine is the dining hall leading directly to the summer terrace and linking back to the main lounge. Underneath the master bedroom you'll discover another double bedroom currently being used as a study. With internal access we have a basement garage (2+ cars, electric doors, hot and cold water and electrics) with a separate wine cellar.

Outside there is another garage with storage above, workshop, boiler room and storeroom. The plot with the house measures roughly 4500m2, there's 7500m2 of woodland and a separate 2hectare field. The heating for the house is primarily underfloor and is a geothermic system based upon a total of 7 bore holes in proximity - a very efficient system that included with general electricity used costs around 2700E per year.

A peaceful rural location with no immediate neighbours. The surrounding fields are used for crops (sunflower, maize, corn, etc.) and not livestock. 15 minutes drive to La Chartre sur Le Loir and a choice of other popular towns and villages a short distance away. A charming home with great views.

French property in Pays-de-La-Loire Watermill
* Full restoration/conversion
* 4 bedrooms with scope for more
* 2 hectare plot
* River frontage

Watermills in the Loire Valley traditionally fall into one of two categories: there are the older ones built from loose stone often by the local monks which have been modified to become dwellings whilst retaining the 'cosy cottage' feel, the other type are those more industrially orientated, built for purpose with large volumes but a very 'factory feel' to them. This charming home however is neither of the above. The current owners have done a superb job in restoring, renovating and restructuring this mill to create a true light, airy and welcoming home whilst retaining the full advantages of the site it occupies. The river and mill reach views are wonderful, the small islands lush and usable and the south facing frontal aspect with its immaculate finish gives an instant impression for what awaits within.

The central rooms, and heart to this home, are open plan with a central double-sided wood burner as a feature dividing the lounge and sitting area from the dining and kitchen. This sizable double aspect room has large almost floor to ceiling windows on both sides profiting the maximum from the outside features and views as well as allowing plenty of natural light into this impressive room. The kitchen is well equipped with a large central island and patio doors leading directly to the rear terrace and BBQ area.

The whole property has underfloor heating (heat pump with extra oil boiler if needed) and traditional tiled floors throughout the ground floor. The formal entrance hall with restored period staircase leads you to an office, wc and shower room and then onto 2 large storerooms (these could easily be turned into a downstairs bedroom, TV lounge, etc. if required). Upstairs the landing leads to a large family bathroom (bath, twin sinks and shower), dressing room and large bedroom (an ideal master suite) whilst on the other side are 3 double bedrooms all with great views over the reach and river beyond and another shower room and wc. The attic is in good order and could easily provide another two large double bedrooms and bathrooms if required.

Outside the plot is approximately 2 hectares and includes a sizable outbuilding: two car garage, and two former stable rooms with an attic above, lawn area, mature trees, mill reach (with turbine) and river frontage.

This property could be available with another 2 bedroom house and extra land (up to 16 hectares) at an additional cost- to be discussed on site.

A short drive from the market town of Chateau du Loir with all the amenities you need as well as easy autoroute access to Le Mans, Tours, Paris and further afield. An ideal location for a family home with plenty of space for guests (paying or otherwise). The property is in very good condition and a viewing is highly recommended.

French property in Pays-de-la-Loire 54 hectare estate
* Woodland, lake, paddocks, etc.

* 5 bedroom house

* Secluded location

A 'ground up' restoration, renovation and extension to what was a derelict old farm was completed in the late 1970s and now is a stunning secluded family home with guest/guardian house, pool, tennis court, stables, lake, paddocks and over 40 hectares of woodland.

With great attention to detail and numerous reclaimed materials used this charming home offers more than just a touch of the 'old world' sympathetically combined with modern day luxury. With a new geothermic water/water heating system (giving one of the highest efficiency and lowest cost ratings I've ever seen), large double glazed windows, beams, tiled floors and vaulted ceilings this unique home offers space and comfort for all.

The ground floor provides a light and airy 'summer/winter' room opening directly onto the south facing sun terrace with views over the front park and paddock, entering the lounge with high pitched vaulted/cathedral ceiling and feature fireplace this is clearly the heart to this home. The large family kitchen with breakfast area is to the rear with views over the rear paddocks. The staircase leading from the lounge takes you to the mezzanine with study and relaxation areas overlooking the lounge below. From the mezzanine we discover the master bedroom with en-suite bathroom, wc and dressing areas.

A corridor leading off from the lounge takes you to two further bedrooms, dressing room, wc and shower room. A second staircase (with laundry room beneath) leading from the summer room provides access to the billiard/games room and then onto another double bedroom with en-suite shower room. The final bedroom with en-suite facilities on the ground floor has independent private access.

Outside we have the guardians/guest lodge: two bedrooms, lounge, shower room, wc and kitchen located next to a double stable block with open garage. Located at the end of the paddock is an open hangar/field shelter, the pool is 12m x 5m and has it's own pool house with bar, shower, eating area and pump/storage room, the hard surfaced tennis court is enclosed and after a quick clean-up is ready for action. The front paddocks are post and rail fenced and there's a separate floodlit training area. The private woodland has numerous paths and tracks running through it and the lake (not sourced) can vary up to 3 hectares in size depending upon rain fall and evaporation (it has a drain off point and fish catchment area along with various small islands).

This secluded estate is a short 5 minute drive to the market town of Le Lude with a choice of restaurants and local amenities and La Fleche and Chateau-la-Valliere are 15/20 mins away. Further afield Le Mans and Angers are around 30 minutes and Tours around 45mins. Easy access to autoroutes and on to Paris (2h30) or beyond.

One of my favourite properties offering plenty of private space for family, friends and maybe paying guests to enjoy in this popular part of the Loire Valley. A viewing is highly recommended.

The electric gates lead you directly into the front garden with graveled turning circle, parking area and access to the rear garden. French property in Pays-de-La-Loire 5 bedroom main house
* Separate guest lodge
* Feature 1/3 acre pond
* Swimming pool
* Large outbuildings

Once through the gates and onto the sweeping graveled drive your eye is drawn immediately to the expanse of water on your right. Just over 1/3 of an acre with its own island and home to a large number of ducks this pond offers a wonderful view over from the main house and no doubt excellent fishing possibilities if that was your interest. With the house now in view, finished in the traditional warm coloured mortar mix of this region, and the guest lodge at the end we're ready to explore the inside.

Beautifully presented and with excellent attention to detail the owners have transformed this fermette into a charming family home. The large fitted kitchen has direct access to the sun terrace by the pool as well as the dining room, from here we discover the vaulted main lounge with feature fireplace and wood burner and stairs to the mezzanine area (TV lounge) all retaining those super views over the pond and beyond. Completing the ground floor we have 2 double bedrooms, a single and large family bathroom (bath and shower) as well as a laundry room and internal access to the attached 4 car garage. Upstairs are another large double and good sized single bedrooms with a shower room.

Outside the heated pool is 13.5m x 5.5m and set within its own private walled garden with a wonderful hand painted mural mimicking the pond beyond. The current owners have a free standing office suite which could be easily transformed into a self contained studio if needed. The outbuildings are large and range from a hanger, stables to dog kennels and there's also a separate guest lodge with lounge, kitchen, shower room and wc and large bedroom space above just by the pond.

The plot measures 3 hectares with half of this set out as paddocks. The property is private and not overlooked and has excellent access to amenities: 50km from Le Mans or Angers; 15km from La Fleche and 5 minutes from the autoroute junction.

An ideal family home with excellent potential for paying guests. Just remember to bring the bread for the ducks.

French property in Pays-de-La-Loire Fully renovated to a very high standard
* Quiet rural location retaining good access to amenities
* 3 bedroom home
* Garage ripe for conversion if further accommodation was required
* Enclosed mature garden

Some people collect art, others enjoy holidays and some prefer to watch the interest accumulate on their savings, for the owners of this charming residence one of their passions was the project of turning this once neglected fermette into what is today a beautifully finished country home steeped in character and detail that is not only pleasing to the eye but also functional and a relaxing place to live. Credit where credit is due it has not been a 'cheap' nor 'quick' exercise but once the local artisans who were employed on this venture understood what was required of them they set to task and the end result is stunning.

Located at the end of a quiet spread hamlet within a short distance of a choice of market towns with all the amenities you could wish for this home offers privacy and relaxation and an ideal escape from the hustle and bustle of working life elsewhere. Having said that with internet access and the ability to be in Paris (train via Le Mans with a local station a few minutes away) within a very short space of time working from home is a definite possibility but in my opinion would take a certain amount of self control as the sun terrace or the shade of the southern France influenced suspended natural pergola is all too inviting and with the local wines available in abundance I'm not sure as to how much work would actually get done.

The formal entrance hall with its vaulted pitch, exposed stone walls and hand made squared spiral staircase is a million miles away from the 'goat shed - lean-to' that it once was. Beyond the stairs finds you in the guest wing with large double bedroom, en-suite bathroom and mezzanine reading room. The large opening between the hall and main dining room permits plenty of natural light to flood into these rooms enhancing the beams and reflecting off the exposed solid tuffeau (local soft-stone) walls. The working fireplace adds an extra feature to this room. From here we can access the kitchen with breakfast area and separate laundry room incorporating the 'technical' side of the property (water heaters and electrical elements). Leading from the dining room we discover the music room, again with tiled floors, exposed stone walls, beam and plenty of light from the south facing windows. And finally on the ground floor we have the lounge with fireplace and wood burner providing plenty of natural heat for those cosy winter months.

Upstairs the 'hay loft' has been transformed into a very large master bedroom vaulted to the pitch and with picture windows overlooking the garden below and fields beyond. The master bathroom has to be seen to be appreciated with solid stone sinks, large walk-in shower and a bath with a view - yes from the bath you can sit and enjoy the rural views via the balconied window. Completing the 1st floor is another guest bedroom with its own separate outside staircase (as well as internal access).

The newly built garage providing space for 3 cars with an attic room above has already got water and electricity in place and was designed with an easy conversion into a guest lodge if extra accommodation was ever required. The plot is just under 1/2 an acre and has a number of mature vines and fruit trees, a well, large self-draining and lit terrace area as well as graveled drive and lawns.

Located a short distance from the village of Aubigne Racan with excellent access to Le Mans or down to Tours. An idyllic location for either permanent or holiday home. The pictures do not do this property justice and a viewing is highly recommended.

This family owned period home requires some redecoration and light remedial work in order to restore it back to its former glory. The solid oak floors in their traditional 'herring-bone' style on the ground floor and 'straight laid' on the upper floors are in excellent condition and along with the 3m high ceiling and ornate staircase with stained glass windows give you an idea of the history behind this prestigious home. The property comes with a separate longere providing additional accommodation, banquet room and garages and has roughly 4 hectares (10 acres) of land part of which borders the river Le Loir. The land has however been divided by the Le Mans and Tours TER (not the TGV) line with only around 10 trains per day (lasting at most 20 secs per passage) and not throughout the night.

The chateau offers: Twin stairs leading to the terrace then on to the formal entrance hall with ornate ceiling and staircase and tiled floor, to the right we have a lounge and library both with superb wooden floors, fireplaces and south facing views. To the left is the dining room, breakfast room and kitchen with direct access via its side entrance.

On the 1st floor are 4 good sized double bedrooms all with wooden floors and south facing views, a bathroom and separate shower room and two dressing rooms as well as the large landing area.

The 2nd floor : (in need of redecorating) provides 3 single bedrooms, 2 doubles and wc.

Outside we have formal lawn and garden, woodland with paths, river frontage and paddock. The large outbuilding now provides comfortable self-contained accommodation with lounge, kitchen/diner, bedrooms, banquet room, various other rooms, garage and barn. There are also two wells on the property and two caves.

The heating is via a heat exchanger pump and oil fired backup, the drainage system conforms to European requirements and the roof appears to be in good order.

This has been a lovely family home and would equally work as a B&B with separate gite accommodation for paying guests. Access to the nearby Autoroute and train station allow onward travel to the rest of France at ease. The market town of Chateau-du-Loir is less than 6km away with a choice of local villages nearby. Le Mans by car is direct in under 30 mins and Tours around 40mins. Paris via the autoroute is around 2.5h as is the ferry port at Caen.

French property in Pays-de-La-Loire Period home steeped in character
* Main house + 2 separate guest accommodations
* Indoor pool and sauna
* Enclosed grounds of nearly 3 acres
* Several large and well appointed outbuildings

As an experienced estate agent I try to look at all of 'our' properties from all angles. It is easy to see how warm and welcoming certain homes are but when it boils down to the 'nitty gritty' I need to know where the faults lie. When I visited this charming home yesterday, underneath the slightly hazy skies of a very warm summer's day, try as I might I was unable to locate any defaults - the roof is perfect, the windows are spotless, the quarry tiles are well laid, the views are superb and even the large barns are in great condition. I am sure there are faults and I'm afraid it'll be down to the future buyer to try and find them - good luck.

The current owner has spent time (and a fair amount of money) creating this wonderful home and now recently retired they wish to downsize and travel. Many moons ago the property was rebuilt with the stones and various features from the original chateau that sat on the site prior to being destroyed and today the 'fortified mound' (Motte feodale) can still be seen in the paddock, the timber structure which stood atop is long since gone but this along with the rifle slots to be found in one of the barns give an indication as to the site's heritage.

The formal entrance into the main house is front to back and features a magnificent oak chateau staircase leading to the upper 2 floors. To the one side of the entrance hall you will discover a large 'stately' dining hall with large working fireplace and again double aspect allowing plenty of natural light in. Beyond the dining hall you pass through the tower, round on the outside and square on the inside, with original stone sink and window oven (a stone built cradle part of the inside window sill with space for the embers and coals underneath and several recesses in the top for the pots to be placed to heat the meals). The tower leads to the kitchen, fully fitted, with breakfast table and direct access on the south side to the terrace. The door to the north takes you into another 'winter' hallway with access to the courtyard, storeroom/pantry on one side and boiler room (an efficient gas/condensation boiler for the central heating and water) on the other. Returning back the other side of the entrance hall we have a wc, downstairs shower room and large double aspect lounge with another super feature fireplace. From this lounge we have a solid oak door leading to another room (ideal for a small library) and then onto the games room with loft space above that could be exploited if required. Finishing off the ground floor a gated entrance from the games room takes you to the indoor pool and relaxation area. The pool measures 10 x 5m and is heated (heat exchanger), the sauna is infra-red and along with the surrounding area provides a fantastic place to unwind and enjoy.

Up the wide oak staircase the first floor landing provides access to the family shower room, separate wc and two large double bedrooms both with double aspect and features galore. Up again the loft space is ripe for conversion into another two bedrooms and bathroom if further space was required.

Surrounding the central courtyard we have the first of two self-contained accommodations with lounge and open kitchen and wc on the ground floor and then double bedroom, office space and shower room with wc on the 1st floor. The second self-contained accommodation is set up as loft with large lounge/kitchen, mezzanine bedroom and wc and separate shower room. In addition to these buildings there are also two large barns, the first open at one end with plenty of space for machinery, cars etc. and the second with attached garage, internal workshop, loft space and a very high pitch which has enormous scope for a multitude of projects if needed. There's also the former goat shed currently home to the baby chickens and rabbits.

The property occupies a 1.1 hectare plot (nearly 3 acres) with roughly half as an enclosed paddock. The main gates are electric and the graveled drive leads to the courtyard and parking area. There is a sizable veggie patch and various lawn and seating areas. The nearby village can be seen in the distance. There are no close neighbours and the property is very private with excellent access to Le Mans, due East, in around 20 mins.

A charming family home with plenty of space for guest (paying or otherwise) and with the pool area and superb characters and features throughout it'll take many years before you need to move on. Viewings are highly recommended as the photos will not do this property justice.

French property in Pays-de-La-Loire Historic Watermill
* Working wheel
* 6.5 acres of land including 2 islands
* Ideal B&B and gite
* Great location
* Direct river access

There has been habitation on this site since 1100 and around 150 years ago it became stamped into local history with the development of what is reputed to be the 1st paper mill in the department of Sarthe. Since then the usage has changed a number of times including a wool factory and more latterly a private residence.

One of the mill wheels (there are placements for three) is still in place and working and could potentially be used to harvest hydro-electric power for the property. The accommodation is nicely presented and spacious with enormous scope for expansion if required. The former 'Monks house' (built by the resident Monks in the 1100s) is being converted into a 2 bedroom gite by the current owners with just the finishing left to do (the owners are still actively working on this and it may well be finished by the time of sale) with its own private garden and sun terrace overlooking the river watched over only by the swans.

The numerous outbuildings of different sizes have their future usage limited only by your imagination (and a few local regulations:.). The main house is split over two floors and provides 4 good sized double bedrooms, a study, large kitchen/diner/lounge, laundry and wash rooms, bathroom and vaulted future dining hall and of course wine cellar. Double glazing has been added by the current owners and there is oil fired heating in place in the house and a heat exchanger system for the new gite.

This large family residence is in a great location with no noise other than the water and with nearly 3 hectares of land (including 2 islands and two paddocks) you are guaranteed a peaceful and relaxing lifestyle. The local market town is only 5 mins away with excellent access to the autoroutes a little further. All the local commerce and amenities are nearby and with the attraction of the river as well as Le Mans and Angers a short drive away this would make an ideal B&B and gite property.

If this has wetted your appetite book to view through us and prepare to explore and discover this historic site - the hardest part will be to remember though that you will have to leave at the end of the visit.

French property in Pays-de-La-Loire River views and frontage

This lovely riverside home built in the early 1900s sits on the edge of a peaceful village a short drive from the bustling market towns of Le Lude, Chateau-du-Loir and Chateau-la-Valliere. With 50m of river frontage (Le Loir) and nearly 1.5 acres of land along with a guest cottage (needs improving) this home has much to offer. Add to this the fact that the current owners replaced everything with new (heating, electricity, etc.) 8 years ago this home is just waiting for the new owners to come and enjoy.

Electric gates and graveled drive that runs alongside the front 'park area' arriving in front of the double length and double width garage next to the house. A choice of doors will lead you into either the 56m2 lounge/diner or via the rear porch covering the access to the fitted kitchen with wine cellar below. Downstairs you'll also discover a double bedroom (could be a study, games room, etc. etc.), bathroom (with bath, shower and wc) and walk-in pantry.

Upstairs are 3 double and 1 single bedrooms, family bathroom, landing area and access to the river facing terrace - ideal for those long warm evenings or breakfasts to watch the river life.

Outside in addition to the double/double garage there's a covered BBQ area and a separate guesthouse - offering lounge, kitchen, bathroom and bedroom space on the ground floor - ripe for a make over and ideal for visiting family or guests. There's another good sized garage attached to this building as well.

Mains drainage and oil fired central heating complete this unique home. Priced to sell and nothing needing to be done (except in the guest lodge if you wished) this property is in an excellent location and beautifully presented in the heart of the Loir Valley an easy drive to Tours or Le Mans and further afield.

French property in Pays-de-La-Loire Well appointed family home
* 5 bedrooms and 4 bathrooms
* Round tower
* Centrally located within its 6 hectares
* Very private ad quiet

Rebuilt from virtually the foundations upwards this beautiful family home has been enjoyed and loved by the current owners for many years. However the time has come to move on and we are pleased to be able to market this charming residence. Enormous attention to detail is the testament to the owner's respect and passion for their restoration of this longere style home.

Located centrally in it's 6 hectares (approx 15 acres) plot this property is at the end of a rural lane with no passing traffic and very quiet and private. We have a more detailed description available should you wish - please just ask, the main points are as follows:

Ground floor: Entrance porch with Queen Anne styled windows, entrance hall with German Kachelofen wood burner, oak floors and beamed ceiling, lobby, lounge with oak floor, beamed ceiling and open fireplace, kitchen fully fitted and equipped, 'round house' dining room with 'pot belly' wood burner, conservatory/summer dining room, rear lobby, office, storeroom, utility room, cellar and wc.

1st floor part 1: landing, master bedroom (3.4m x 4.4m) with en-suite bathroom (bath, shower, wash basin and wc) access to 'round house' room/study, bedroom 2 (3.3m x 4.1m) with en-suite (bath, shower, wash basin and wc), bedroom 3 (3.6m x 5.1m) with en-suite (bath, shower, wash basin and wc).

Outside: Gated entrance with hedge and tree lined driveway leading to graveled forecourt with turning circle, terraced plunge pool, detached 2 storey double garage, established vegetable garden and shed, raised grass terrace (possible tennis court location), 6 hectares of private grounds with a maintained boundary walk. The land is divided into a number of paddocks and prairies with an informal agreement with the local farmer to cut and collect the hay (no contract nor prejudice), the land is a mix of gently sloping and flat and would work well for horses, ponies or other animals.

Location: Private, quiet, rural location with no immediate neighbours, the local village (school, bar, post office) is a short 5 minute drive away (or cycle ride if you prefer) and 10 minutes sees you in the nearby market town with hypermarkets, colleges, railway station and Saturday market. Le Mans and Tours are roughly 40 minutes away and the autoroute junction with easy access to Paris and the Altantic coast is 10 minutes away.

Our opinion: A well presented property, beautifully finished family home offering plenty of space for growing children or visiting relatives and/or guests, ideal for a family or couple looking for a sizeable but manageable home with enough land for horses or ponies (or other animals). With the separate access to the two parts of the 1st floor and the possibility of creating useable rooms above the garage this could also be used as a B&B in this very popular tourist area of France (Loire Valley, Le Mans, etc. etc.).

An interesting one this one: originally bought as a 4 hectares plot dominating the valley with a 'Maison de Maitre', tennis court, pool and wine cellar (including pressoir) all in need of a serious make-over the current owners intended to carry out a major project renovating and modernising all existing buildings as well as adding several new ones. Full planning permission was granted and all the plans are available.

The first phase of the project has been completed with the addition of a brand new (completed in 2013) longere built to very high standards and now offering 4 separate studios apartments over 2 floors and a large 2 bedroom house (currently occupied by the guardian). Tiled floors throughout, energy saving features galore and views to die for over the valley towards the village. This building alone is worth more than the asking price for the whole property.

The 19c Maison de Maitre, pool and tennis court are still in their original state with plenty of scope for the new owners to create their own project or continue with the plans of the current owners. Numerous rooms over the 2 floors, outbuildings, workshops, greenhouses, servants quarters, etc. etc. etc.

Ideally located in a quiet valley overlooking the village with the market town of Chateau-du-Loir a 5 minute drive away. Direct A28 autoroute access to Le Mans, Tours, Paris and beyond.

An ideal investment opportunity for either a large family estate or working property (B&B, conferences, health spa, etc. etc.) within the popular Loir Valley just down the road from Le Mans.

* Large open plan lounge
* 1/3 acre plot
* Hamlet and edge of village setting

Tastefully restored by the current owners this charming 16 century home now offers 4 bedrooms and 3 bathrooms with a large living area with open kitchen. A lovely location in a quiet hamlet a short walk into the village.

With its newly painted facade this character home catches the eye immediately as you enter into the hamlet. The large 1/3 of an acre plot is enclosed and enjoys views over the surrounding fields to the village and church beyond.

With beams, exposed stonework and character features galore awaiting you this home is very welcoming. The large (44m2) living room with open plan fitted kitchen and wood burner offers plenty of space to wine, dine and relax, currently equipped as a downstairs bedroom with direct access to the sun terrace this room could also be used as another lounge if needed, there's a laundry room with direct access to the garden, a bathroom with bath, shower and wc and completing the ground floor a double aspect lounge with stairs to the mezzanine and 1st floor landing.

Upstairs you'll discover two large double bedrooms with super views, beams and each one a private ensuite shower room with wc, there's a single guest bedroom and attic space left to convert on this level and if you really needed it we understand that rooms could be created in the loft space above (2nd floor) due to the height of the pitch (traditional in this area for properties of this period).

Outside the large private plot is laid to lawn and enclosed with a parking area and a good sized barn with a large workshop and two smaller storerooms. Under the house is a large wine cellar.

Located just outside the village of Broc with an excellent choice of market towns a short drive away. Currently used as a permanent home but equally useable as a holiday home with very good rental potential in this popular area of the Loire valley.

Normandy ports are around 2h30 drive away as is Paris and Le Mans, Tours and Angers can all be reached in around 45 mins.

A charming home offering plenty of space and in very good condition - a visit will not disappoint.

French property in Pays-de-La-Loire 12c Priory
* 9 bedrooms
* Private walled park
* River access
* Period character home

This family owned (since 1953) 12c priory has been lovingly restored and today provides ample accommodation for the family and paying guests. Ideally located halfway between Le Mans and Tours in the heart of the Loir Valley the business provides a comfortable supplementary income for the current owners (the rental season could easily be expanded if required). With it's private walled park, lavoir, river and mill reach access, numerous outbuildings, pool and all in the heart of the village this splendid home has much to offer.

Built by the monks in the 12 century and inhabited by them until the 17th century the architectural periodic changes within and exterior are visible and intriguing. The second tower, the vertical splitting of the 1st floor to provide a 2nd floor with additional bedrooms were all carried out by the monks. The painted wall in the upper rooms dates back to the Monks. The current owners family redecorated and improved where necessary whilst keeping the 'soul' of this impressive historic building intact. The vaulted tuffeau stone guest lounge, the enormous salon (with it's massive oak beams), dining hall and fitted kitchen, hallway and twin stairs create the layout of the ground floor with leaded light windows with internal and external period shutters all work in offering a relaxing and welcoming environment. The first floor has the 4 guest bedrooms all with en-suite facilities and all enjoying park views, character beams and tiled floors. The owners twin bedroom and private bathroom are access by the 'newer' tower. The 2nd floor holds a games room (with the original 'Boat' beam work exposed), four further bedrooms and a bathroom.

Outside you'll discover various outbuildings including; double garage, workshops, storeroom, 2nd house (renovation to be completed), swimming pool, 'Vivier' (fish basins), private lavoir on the mill reach and large piece of land accessed via a private bridge with direct river and reach access (an anglers delight).

In the heart of a village nearby to the market town of Chateau-du-Loir with great communication links to Le Mans, Tours and further afield to Paris, London, etc. etc. A truly charming home steeped in character and history offering space for the family and paying guests (if needed).

* Edge of village setting
* Great views
* Large family kitchen

This nicely presented family home has been enjoyed and improved by the current owners since they bought it through us 10 years ago. The kitchen and bathrooms have been completely redone and the whole house redecorated. Today it offers a far more refined and enjoyable space and accommodation than it did originally but the views remain just as superb and as unchanged as they were.

All accommodation is currently spread across the ground floor but there is a large attic ripe for conversion if required. The kitchen is large, light and airy offering plenty of working space and cupboards with space for a large dining/breakfast table, with direct access to the sun terrace and internal utility room this functional room is a vast improvement over what was there before. The lounge with feature fireplace with wood burner and beams leads on to the sitting or dining room on one side and then corridor on the other. Along the corridor you'll discover a shower room, separate bathroom, wc, 3 good sized double bedrooms and a single bedroom.

Outside there's off street parking, courtyard with enclosed dining area, a large lawn and wooden garage and shed. The total plot is around 1/3 of an acre with lovely views over the valley. The local village is a short walk away with a choice of market towns a little further. Excellent access to Le Mans, Tours and Vendome and on to Paris.

An ideal holiday of permanent home with plenty of scope to expand if required.

French property in Pays-de-La-Loire 4 bedroom house + guest accommodation
* Large parkland with pond and river
* Quiet setting with super access to Le Mans
* Very nicely presented

Dating back to 1791 this period home is set in a beautiful park of nearly 2 hectares with pond and small river, it has been well renovated and now offers a 4 bedroom main home and separate guest accommodation.

The entrance drive winds amongst the trees to bring you into the formal courtyard with the guest accommodation to your right and main manoir in front. The main house offers 3 renovated floors with space in the attic still exploitable. The ground floor provides: entrance hall, fitted kitchen, wc, large split level vaulted lounge with stairs to the mezzanine TV salon and 1st floor rooms.

The 1st floor (with outside direct access via the front staircase as well as the internal one) offers tv salon, master bedroom with en-suite (bath and shower), study, billiard room and stairs to the 2nd floor: 3 double bedrooms each with en-suite shower and wc stairs to the 3rd floor: attic with heating and fireplace, needs plaster boarding etc. but very useable and enormous potential.

The outbuilding dates back to 1850 and provides a ground floor kitchen and wc and double bedroom and shower room upstairs for guests in one part. The remainder is used as a 2 car garage with attic space, garden store and boiler room.

The plot totals 18826m2 (roughly 4.5 acres) with formal lawn, pathways, sluice gated river, sizeable pond and wine cellar.

An ideal location for a family home or to have paying guests (B&B with Gite for example) - very nicely presented in a popular but quiet setting. 5 mins from Le Mans with great access to the circuit and Loire Valley.

French property in Pays-de-La-Loire 7 bedrooms and 5 bathrooms
* Edge of village setting
* Chateau and leisure complex
* Nicely presented
* Ideal B&B possibilities

Located on the outskirts of a Loir Valley village this lovely home enjoys not only a great position but within it's walled park you will discover the immaculately presented chateau dating back to 1904 and it's sympathetically added leisure complex (pool, spa, sauna, gym and steam room). A family home with excellent potential for paying guests if desired.

The high walls and gates ensure complete privacy within the grounds and the ornate features of this character home are both appealing to the eye as well as being in excellent condition. The period stained glass conservatory provides the formal street side entrance leading to hall with impressive staircase leading up to the 2 further floors as well as access to the basement leisure complex. The 'professional' kitchen is well equipped, light and airy with a charming 'bistro' style breakfast area as well as direct access to the dining room. Across the hallway is the lounge with large double doors which draw back to provide an impressive through room linking in the formal dining hall and from here you lead into the billiard room with it's views over the pool and park. Oak parquet flooring and high ceilings throughout this home give an indication of the quality construction and materials used at the time and today provide those character features that give homes like this one the standing they deserve.

In the basement the current owner has added a quality leisure complex offering gymnasium, spa, sauna, steam room, shower, relaxation lounge and 10mx4.5m heated pool (added 4 years ago and still under guarantee There is also a workshop, pump room, further shower room, 2 wcs and various cellars as well as the boiler room (heat exchanger system with oil boiler backup for the whole property).

From the 1st floor landing you access to 4 bedrooms, family bathroom (spa bath, twin sinks and shower) and wc. All of the rooms are of similar size (double +), one has an en-suite and tower room, another a walk-in wardrobe with private sun terrace, another access to the terrace over the veranda (and possibility to add an en-suite) and the fourth with double aspect and balcony.

The upper floor has attic space, wc, tower room, large family bathroom (bath and shower) and two double bedrooms.

The park surrounding the house is well established and very relaxing, the signed stag statue over the fish pond reminds those within that you are not far from one of the regions largest oak forests with over 270km of walks and paths. The former guardian's house could easily be reconverted to proved independent accommodation if required as well as the garage. Passing through the gate house and across the lane takes you to the 2500m2 of vegetable and fruit gardens providing a wealth of fresh produce for the owners.

The location of this property allows direct access to the local amenities and a choice of at least 2 excellent market towns a few minutes drive away. Tours and Le Mans can be reached in about 40 minutes and Paris by car in about 2h30 (or less than an hour by train from either Tours or Le Mans).

A superb quality property, beautifully presented with all the extras you could wish for.
